Lowered the resolution down to 1024 and it ran beautifully. Everything except on High except post processing and shadows on medium. Tried with and without AA on 2x - no difference. I'd tried all the tweaks and they all had differing outcomes but a simple lower of the rez has it looking gorgeous and playing great, woop!
